Elan Homes has acquired its first Lancashire site

Elan Homes is expanding and moving into Lancashire with the acquisition of its first site in the county.

Based in Ellesmere Port, Cheshire, Elan’s northern business currently has sites across Merseyside, Greater Manchester and Staffordshire.

The privately-owned homebuilder has now acquired a 10.1 acre site in the southern suburbs of Blackpool from the well known regional developer, Kensington Developments.

It forms part of the wider 422-home Redwood Point development at Marton Moss, near Lytham. Phase one of the scheme is build complete and sold, with Elan set to build the second phase of 86 homes.

Philip Palmer, land director for Elan Homes in the north, said: “Elan has a proven track record of building quality homes in sought-after locations.

“The acquisition of our first site in Lancashire is a major step for the business. Work on site is due to start soon, with the first homes due to be released for sale in the summer.

“We recognise that there’s a need to ensure there’s a future housing supply across Lancashire to supplement our acquisition at Redwood Gardens, and the wider North West, which is why we remain committed to acquiring new sites.”

He said housebuilding and the wider construction industry will be a driver in the country’s economic recovery after the challenges of the pandemic: “Along with providing new homes, housing developments also generate wider economic investment in facilities and offer further employment opportunities within the supply chain. We’re keen to speak with landowners and their representatives to understand where we could unlock development potential and contribute to targets for delivering new homes.”

Elan’s latest land acquisition, known as Redwood Gardens, will offer a choice of three- and four-bedroom homes, ranging from 972 sq ft to 1,953 sq ft.

There will be a high level of landscaping throughout the streetscene including hedgerow planting to all front gardens. Additional tree planting will be carried out to provide a leafy setting to the homes, with extended areas of linear landscaping set to feature as part of the development.

Initially the homes will be sold ‘off plan’, with a show home scheduled to open in the autumn. It’s anticipated the first homes will be ready to move into in early 2022.

With local shops, a chemist, supermarkets and a choice of ‘outstanding’ and ‘good’ Ofsted rated schools nearby, the homes will benefit from the amenities buyers want and need.

The desirable coastal town of Lytham is just five minutes’ drive from the site, while Blackpool town centre can be also reached within a short drive.

The M55 is easily accessible, linking to the M6, placing Preston and Blackburn within easy reach.
