Davies Harrison has acquired a 158,000 sq ft warehouse and office facility on a 7.44 acre site in Middleton for its client, The Character Group, for £5m.

The complex, which is situated on Townley Street, was previously owned by Geometric Furniture, which was represented by Preston O’Herlihy.

Oldham-based Character Group is a toys specialist and boasts a range including Peppa Pig, Goo Jit Zu, Pokémon, Little Live Pets, Shimmer ‘n Sparkle, Squeakee the Balloon Dog, PenSilly, Gotta’ Go Flamingo, Treasure X , My Baby Tumbles, Project X, Tap It and flipside.

Davies Harrison recently disposed of one of its previous facilities – a 340,493 sq ft multi-storey mill in Oldham, to North West property developer, Kellan Homes in a £3.5m deal.

Rick Davies, of Davies Harrison, said: “We were pleased to have found suitable replacement overspill warehousing premises for The Character Group that met with its requirements.”

Kiran Shah, joint managing director of Character Group, said: “It has been a great experience working on this project with Rick and the team at Davies Harrison.

“Their experience, guidance, efficiency and good humour in managing this project has been invaluable in identifying, investigating and completing this acquisition.”

Sara-Jane Preston, of Preston O’Herlihy, said: “Despite commencing marketing of the property at the start of the pandemic, we were able to identify a number of owner occupiers we knew were in the market for industrial space and are delighted that we were able to complete the sale to The Character Group, to the satisfaction of both parties.”
