Proposals for the Studio KMA/SVH scheme

Oldham architects, Studio KMA has submitted a full planning application for a new residential development at Oldham Road, Middleton, on behalf of Social Value Housing.

The development, comprising 16 affordable family homes, is the first within a healthy pipeline of sites for the developer and Studio KMA, who have a long-term relationship working within the specialist housing and supported living sector.

The development is also the first to showcase a new dwelling product range designed by Studio KMA that is based on Modern Methods of Construction (MMC), specifically a panelised timber frame system.

A new for-profit registered provider, specialising in general needs housing, Social Value Housing aims to provide high quality, affordable homes. The team is currently looking at approximately 500 homes across a number of brownfield sites, with a second planning application to be submitted to Rochdale Borough Council for 72 new homes within the next three months.

The Salboy proposals

Warrington-based developer Salboy is to open a high tech new sales and marketing suite in Salford with plans to double the size of the dedicated team.

Work will start next month to fit out a 900 sq ft retail unit underneath The Crescent – the 5-star residential scheme recently completed opposite the University of Salford on the A6.

It will be used to showcase all Salboy developments using the latest high tech touch screens and video equipment to give buyers a multi-media experience enabling them to see inside apartments and look around the buildings and their location.

Salboy managing director, Simon Ismail, said: “We completed 1,300 properties last year attracting buyers from across the world as well as the UK and we want to ensure we provide the very best service to our customers.

“This dedicated sales studio will look more like an Apple store and we want to make buying a property – whether it be your first home or starting an investment portfolio – an enjoyable and informed experience.”

Designed by Studio Power the new sales suite is being fitted out by Domis and will initially accommodate the existing sales team of six which is expected to double before the end of the year with ongoing recruitment.

The new sales and marketing suite is due to open late summer.

Vertex

PD Properties has instructed the office agency team at CBRE as joint agent with Colliers on the refurbished, contemporary HQ office building Vertex, which is situated in Altrincham’s business district.

Located on Stamford Street in central Altrincham, Vertex is a 29,337 sq ft impressive modern HQ office building which has recently undergone significant refurbishment to provide Grade A office accommodation combining style and functionality.

Chester Market plans

More than 50 applications have been received from traders wishing to take stalls at the new Chester Market when it opens in summer 2022.

The new market will be at the heart of the £72m Northgate development currently under construction, which will also include a new six-screen cinema, cafes and restaurants, public square and a multi-storey car park.

The council’s ambitious vision for the new market is to be a ‘modern traditional market’ to build on the rejuvenation of the existing market, to support Chester’s post-pandemic recovery, and attract residents and visitors into the city centre.

Applications have been received from produce, goods, services, food and beverage traders. The traders in Chester’s existing market were actively encouraged and supported to apply for space in the new market, with nearly half of the existing traders making an application.

Andrew Lewis, chief executive of Cheshire West and Chester Council, said: “It’s encouraging to see that, even in these difficult times, and 18 months ahead of opening, there’s real enthusiasm from such a wide range of traders for the opportunity to be part of the new Chester market. The response to our invitation for applications is a positive sign of confidence in the future of the city.

“We will be aiming to select a range of traders that can provide the best mix of produce, food, drink and services, demonstrating great value for money and catering for all tastes. We hope to announce the first successful applications in the summer.”

Shavington street scene

Persimmon Homes has secured a series of land deals that will pump more than £5m into local communities through Section 106 contributions.

Development by Persimmon Homes North West will see four new sites deliver almost 1,000 much needed new homes while directly supporting 357 construction jobs per year.

Karl Wiseman, Persimmon Homes North West managing director, said: “It’s been a really challenging 12 months for everyone, but the collective achievement of the North West team in getting these deals over the line is fantastic, and I am immensely proud of everyone.”

As well as securing planning permission on the second phase of Shavington Park in Crewe, Persimmon has spent nearly £18m purchasing land in Anfield, Cheadle and Maghull.

The four sites are set to deliver 945 new homes, including 218 affordable properties, and bring in an estimated Gross Development Value of £157.7m.

The sites are the former Edinburgh Park Dockers Club in Anfield, comprising 231 plots and £674,558.85 s106 contribution; land south of Newcastle Road, Shavington, phase 2 of the Shavington Park development, offering 156 plots, 47 affordable plots, £489,724 s106 contribution; land to the east of Froghall Road in Cheadle, to be known as Pottery Gardens, made up of 125 plots, 41 affordable plots, £838,518.05 s106 contribution; and land off Poverty Lane in Maghull East, comprising 433 plots,
130 affordable plots, and a £3,300,445.32 s106 contribution.

One of LMO’s Hale properties

Hale-based LMO Properties has appointed Regional Property Solutions to manage its property portfolio of 13 commercial properties in Altrincham, Hale, Hale Barns and Bowdon.

Mark Oakes, LMO Properties managing director, said: “RPS facilitated our very first lease over 10 years ago and we’ve worked closely with them ever since, primarily on acquisitions and lettings. In that time the portfolio has grown to an asset value of over £5m, so the time is now right for me to hand over the management side as well.”

The portfolio comprises a combination of single and multi-let offices, retail premises and an element of residential.
