Fourways

Pictet and XLB Property have agreed a new letting to All About Food at Fourways on Hilton Street within Manchester’s trendy Northern Quarter district.
CBRE’s office agency team in Manchester advised on the deal alongside joint agents Savills.

Fourways is a Grade II-listed former packing warehouse comprising 59,000 sq ft of office accommodation which has recently undergone a sensitive full refurbishment including exposing original features and celebrating its industrial past. Fourways also benefits from an impressive full height atrium reception and provides its occupiers with a host of wellbeing initiatives including a dedicated shower and cycle hub and customer app which gives access to an array of benefits.

The building is on an ESG journey having recently been certified BREEAM In Use Very Good. All landlord electricity supplies are from 100% renewable sources and a detailed sustainability assessment is currently being undertaken by specialists, Hilson Moran.

Following the recent letting to global engineering firm Cundall, it has now been announced that All About Food has agreed a new lease on the part first floor taking 4,070 sq ft.

A fast growing FMCG (fast moving consumer goods) business which works alongside brands such as Nandos, Costa and Pret A Manager, Skelmersdale-based All About Food decided on Fourways as its new Manchester base after undertaking a thorough review of the market.

Michael Taylor, managing director at All About Food, said: “Everyone at All About Food is really excited to be relocating to Manchester. We chose Fourways because it is such a beautiful and unique building and so full of character and because of the recent refurbishment the fact that it had all of the latest services and amenities we were looking for.

“In short, it was the stand out building we saw when looking. The location in the Northern Quarter is also brilliant, being close to Piccadilly station and surrounded with bars, coffee shops and restaurants.

“In order to make sure our new office does justice to the building we will be in, we are working with Russ Davis and the team at Workspace Design & Build of Manchester. We can’t wait for the fit out to take place so we can move in and be part of Manchester.”

Stephen Wormald, associate partner at XLB, said: “All About Food is a fast growing, creative business and joins a unique group of occupiers.

“We’re pleased that they chose Fourways for their new home and we look forward to welcoming them in the coming weeks on completion of their fit-out.

“The transaction marks the second green lease within the building. We are currently restoring a further 10,000 sq ft across three suites in the building and look forward to welcoming more dynamic occupiers like All About Food.”

CBRE and Savills act as leasing agents on behalf of Pictet and XLB. Ed Keany of Edwards & Co acted on behalf of All About Food.
