Approval slated for Renaker’s four residential towers, up to 60-storeys high

Manchester City Council planning officers have recommended approval for a scheme to create 1,950 apartments in four towers located in the Deansgate ward of the city.

The proposal, from Renaker Build, will see four towers, ranging from 39-, 48-, 55- and 60-storeys as part of a mixed-use development, with some commercial space, including licensed premises, which the council says represents £494m of investment.

The development, which is estimated will take nine years to complete, would be on two parcels of land, known as Trinity Islands, a previously developed brownfield site bounded by the River Irwell, Regent Road, Water Street, and Trinity Way.

Planning officers have recommended councillors approve the scheme at next Thursday’s (February 17) planning committee.

The recommendation comes subject to the signing of a section 106 agreement in relation to an off site affordable housing contribution, a contribution towards educational provision, together with a future review of the affordable housing position.

Notes to councillors reveal that the scheme would create 4,180 construction jobs over the nine-year construction programme, with 9,400 in supply chains. This, it is estimated, would create £323.8m and £596.4m in GVA, respectively.

Jobs would also be created in the commercial space and management of the development once complete.

The notes also reveal that 4,000 residents are predicted to spend £22.8m per year in the local economy and the 1,950 new homes would provide Council Tax revenue of £2.8m per annum.

Eight objections have been lodged. These include complaints that the scheme would be higher than other towers in the locality, nearby properties in the Wilburn Basin will be devalued, a loss of existing parking facilities, the plans would interfere with moves to relieve pressure on the nearby Castlefield corridor rail system, and the four towers would block sunlight for existing residents.
