Former tax office goes on the market with bids starting at £3.5m

An asking price of more than £3.5m has been slapped on the site of a former Bootle tax office.

The location, on Farriers Way Business Park, has planning permission for redevelopment and a new warehouse.

Comben House, a 69,245 sq ft office and industrial complex, occupies a 5.6-acre site and is being offered for sale by B8 Real Estate, LM6 and Gerald Eve on behalf of Jolivet Group, the Guernsey-based investor.

Jolivet acquired the site from HMRC in 2019 and has gained planning permission for a scheme to remodel and refurbish the existing units and develop new industrial starter units.

The buyer could choose to pursue the proposed scheme to create a new multi-let industrial estate or, alternatively, they could clear the site and construct new industrial or warehouse units up to a single unit of around 120,000 sq ft.

Farriers Way Business Park is an established industrial area located on the main road into Liverpool city centre, two miles from the M57 and M58 motorway Switch Island interchange and three miles from the Port of Liverpool, which has recently secured Freeport status.

Jon Thorne, of B8 Real Estate, said: “This is an exciting opportunity for an investor or developer to take advantage of the buoyant market and deliver much-needed industrial space to cater for the strong demand locally.

“Giving a fresh lease of life to the site would also help to create new jobs in the area.”
