Council backs plan to build 54 luxury homes on canalside brownfield site

Planning permission has been granted for 54 homes, transforming a brownfield site into an exclusive canalside idyll.

Developer, Prospect Homes, has begun demolition at the former industrial site in the West Lancashire village of Burscough.

Boasting views across open farmland to the North and West, with the Leeds and Liverpool Canal which passes to the South, the development is ideally placed to combine rural and village life, says Prospect.

Located on Orrell Lane, the site has been vacant since 2020 and will offer detached and semi-detached properties, with a mix of three- and four-bedrooms. The first homes are expected to be completed by summer 2023.

Nigel Yates, Prospect Homes managing director, said: “Its leafy setting, on the banks of a canal, with scenic views, makes this development most appealing.

“An excellent choice of schools and local amenities, all within walking distance, combined with its location, will make this development a very popular choice.”

Redeveloping this site will not only bring employment opportunities, but it will also transform the local area, by creating a new open space for all to use, with new walking paths being created and trees and shrubs planted. The development will offer walking, cycling and fishing opportunities.

Just a short walk from the development is Burscough Wharf – which is host to an array of independent retailers, leisure outlets and the largest collection of food and drink venues, all under one roof.

The town of Burscough, which is known for its agricultural tradition, also offers a selection of schools, retailers and leisure facilities.

Prospect Homes is part of the Liverpool-based Riverside Group and all profits from sales of new homes are given back to the parent company to invest in social value initiatives and communities across the UK.
