Plans for 240 new homes announced for Wirral as part of Leverhulme Vision

Plans have been announced for up to 240 new homes in Greasby, Wirral, by Leverhulme Estate.

Leverhulme is custodian to thousands of acres of land across Wirral and elsewhere.

A pre-application consultation process begins today (September 21) on the Estate’s plans to deliver the new homes east of Rigby Drive in Greasby.

As with other proposed Leverhulme sites, a broad range of homes of all types and sizes, including flats, family homes and bungalows would be created, 30% of which would be affordable housing.

The scheme, set in 10.2 hectares, would feature areas of public open space including a community park offering expansive views from the highest part of the site, along with the creation of new safe walking and cycling routes, connecting homes, schools and the countryside.

Around 25% of the proposed development would be public, green or open space, transforming previously private land to deliver benefits for wildlife and the health and wellbeing of local people.

Away from the site, Leverhulme would plant woodland to expand Greasby copse and create new grassland habitats and hedgerows on estate land to the south west.

The Leverhulme Vision, published in 2021, is to create “highly attractive living environments” complementing the existing urban area and including:

  • Leafy streets with generous open space, trees and gardens
  • Characterful bespoke architecture, delivering modern living spaces while drawing inspiration from places like Port Sunlight and Thornton Hough
  • Energy-efficient homes and investment in craftsmanship and long lasting materials
  • Moderate densities supporting a sense of community cohesion
  • Generous internal floorspace in line with the Government’s Nationally Described Space Standards

Nigel McGurk, head of land and planning for Leverhulme, said: “High quality housebuilding has a crucial role to play in the local economy and there is a need to deliver new homes of all shapes, sizes and tenures in Wirral. All new homes should be energy efficient and help to support economically and environmentally resilient communities.

“The Leverhulme Vision provides a deliverable plan that will help to meet these needs, providing local people in Wirral with opportunities to live in beautiful and sustainable communities.”

He added: “Leverhulme is unique in that the scale of the Estate’s landholding – over 5,000 acres – enables us to deliver the homes that people need on small areas of land while delivering multiple other benefits, opening up our countryside, creating new cycleways and footpaths and enhancing biodiversity and habitats.”

Leverhulme Estate dates back 130 years to the first Viscount Leverhulme who had the vision for Port Sunlight , to this day still used as a shining example of model village excellence. It also includes parts of the picturesque village of Thornton Hough

Today, Leverhulme is responsible for the long term, sustainable management of more than 2,000 hectares on Wirral.
