Planning approval for £115m Stockport residential scheme

Cheshire property group Amstone Ventures has secured planning permission for a new £115m residential development on the site of the former Sainsbury’s supermarket in Stockport town centre.

Following a planning submission in December 2021, Amstone’s proposals were unanimously approved by councillors at last night’s (November 10) planning and highways committee.

The project, to be known as No.1 Knightsbridge, will see the demolition of the former supermarket and the construction of three residential blocks creating 563 apartments and townhouses with heights ranging from five- to 15-storeys in addition to large external amenity areas, basement car parking and the reopening of the River Mersey frontage for the first time in generations.

Adnan Siddiqi, Amstone managing director, said: “Stockport’s town centre is changing rapidly and Amstone is excited to be at the forefront of this with the largest single residential project in the town.

“We are bringing a truly landmark place-making scheme to the heart of the town close to a number of key amenities and the historic market square where residents can live, work and play.

“We intend to deliver a mixture of tenures of build to rent homes and homes for open market sale across a range of apartment and house types to cater for families, young people and elder residents wanting to be in close proximity to the fantastic amenities that Stockport has to offer.”

He added: “Our development will create a new vibrant residential community which will support the regeneration of Stockport and the growth of the local thriving independent scene and act as a catalyst for further growth in Stockport.”

Amstone is building on its previous successes of past developments such as Clipper’s Quay where a former disused cinema site in Salford Quays was redeveloped. After securing planning permission they united with institutional partner, Grainger, to deliver a build-to-rent scheme of 614 apartments, which was the largest BtR development outside the South East at that time.

To realise its vision at Stockport, Amstone has engaged an extensive and experienced consultant team: Architects Leach Rhodes Walker, Deloitte as planning consultant, Cumming Group as project manager and cost consultant, Layer.Studio as landscape architect, ROC Consulting as structural engineers, Crookes Walker Consulting as M&E consultants, Paul Butler Associates for heritage, Mode Transport Planning as highways engineers, Tenos as fire engineers and Hann Tucker Associates as acoustic consultants in addition to many others.
