Work set to start on 97,000 sq ft speculative warehouse early next year

Work on a new, speculative 97,000 sq ft warehouse in Speke, South Liverpool, is set to begin early next year, after site owner, Davos Property Developments secured detailed planning permission in September.

B8 Real Estate has been appointed as letting agent for the unit at the 12-acre site which already houses a new flagship Home Bargains store, along with a Food Warehouse and a Costa.

Speke 100 will occupy a prominent site alongside Speke Boulevard, which has 32,500 vehicles passing daily, and is within two miles of Liverpool John Lennon Airport, JLR’s manufacturing plant and Speke’s pharmaceutical cluster.

The high-bay unit will include offices on two floors, car parking and 50m service yard along with a range of ‘green’ features such as EV charging points, secure bicycle storage and an EPC rating A.

The building is available to let at a current rent of around £7.50 per sq ft, but this will be reviewed next year given the shortage of available stock in the market.

Jon Thorne, who leads the agency team at B8 Real Estate, said: “Speke 100 is one of the largest single unit opportunities currently available in this part of Liverpool.

“Despite the current macroeconomic issues, we expect it to attract strong interest, given its strategic location and the continued strong demand from occupiers for high quality warehouse and industrial space.”
