Logistics schemes at two Cheshire sites aim to address shortage of quality stock

Two industrial units of almost 200,000 sq ft are being developed in the North West by Chester-based Total Developments, and main contractor Pioneer Design and Build, from Crewe.

The sites, totalling 192,052 sq ft, are at Total Park, Widnes and Total Park Middlewich.

At Total Park Widnes, development of two units comprising 20,346 sq ft and 24,706 sq ft is well under way on a 2.5-acre site, while at Total Park Middlewich, work has started on seven Grade A industrial units ranging in size from 18,901 sq ft to 37,415 sq ft.

The schemes were awarded planning permission last month.

Designed by C4 Projects, all seven of the units will be built out speculatively by Pioneer Design and Build and will be available on a freehold and leasehold basis from next year. The schemes will incorporate a range of features including large yards and extensive parking. Both projects will target an EPC rating A.

Ed Chantler, director at Total Developments, said: “Both parks are in well established industrial and distribution locations.

“The North West is regarded as one of the main advanced manufacturing and automotive hubs, with JLR located in Speke, and Bentley Motors near to Total Park Middlewich in Crewe, yet there is severe lack of stock – these schemes hope to meet that demand.”

Total Park Widnes is approximately one mile east of Widnes and links directly to the A562 Fiddlers Ferry Road and A557 Eastern By-Pass giving easy access to junction seven of the M62, four miles to the North, putting Liverpool, Warrington and Manchester within easy reach.

Total Park in Middlewich is located three miles from junction 18 of the M6.
