Eco-focused warehouse approved for Knowsley Business Park

Planning permission has been approved for a 107,000 sq ft warehouse/distribution facility at Knowsley Business Park.

Approval was granted to Pembury Real Estate and abrdn who are behind the scheme, fronting the A580.

The building, named Knowsley 107, will achieve ‘NetZero ready status’ on completion. While a date to start construction has not yet been announced, delivery will be within 36 weeks from a commitment being made.

Pembury Real Estate joint managing director, James Wright, said: “This planning permission is a major step towards delivering much needed warehousing floorspace in a key North West market area.

“Our team has worked really hard to secure permission at a time when local authorities across the country seem to be struggling with capacity.”

Pembury Real Estate and abrdn acquired the 5.29 acre plot in March 2022, subject to planning.

In addition to net zero ready, the 10-bay building will have a larger than average 68m deep yard and will be designed and constructed to a minimum Excellent rating in the Building Research Establishment Environmental Assessment Method (BREEAM) and an EPC Rating of ‘A’.

All timber will be provided from FSC 100% sustainable sources.

It will have double the quantity of energy production through renewable technologies, specifically double the size of the Photovoltaic system, to that required to achieve BRUKL approval.

The facility will provide 11 fast electric car charging points and be future proofed to provide more.

Knight Frank and LM6 have been appointed as joint agents to market the leasehold space.

Knowsley Business Park, which spans both sides of the A580, is one of the largest industrial parks in Europe at almost 1,200 acres and home to almost 600 companies with major occupiers such as B&M, QVC, Matalan, Amazon, Makro, DHL, Home Bargains and Liverpool FC
