Employment Park unlocks further 100 acres for development

Cheshire Green Employment Park is bringing forward the next 100-acre phase of development land with the start of a new stretch of estate road.

The move coincides with the letting of a 17,240 sq ft space (Unit 1F) to Cobalt Systems on a 10-year lease.

Jones Bros has been retained to construct the new road after completing the initial phase of site works with Avison Young acting as project manager.

Local property landlord, Propscho, acquired Unit 1 F and Unit 1E in January 2023, for a combined total of £3.7m.

Propscho let unit 1E, comprising 12,000 sq ft, to Martin Renewables Solutions earlier this year. Interest in Unit 1F followed quickly with terms agreed to Colbolt in the spring of this year.

Another regional developer, Spitfire is on track to complete the speculative development of Unit 4 offering 32,270 sq ft before the end of the year, which will mean that Unit 1D, comprising 22,500 sq ft is the only remaining unit that is immediately available until the year end.

Matthew Pochin, director at Legat Owen, said: “There are few options available in Cheshire for businesses looking for industrial space.

“Cheshire Green has helped to fill that void and this additional 100-acre site will help to attract more growing organisations such as Cobalt Systems, who is relocating from Crewe Business Park where there was no opportunity to grow.”

Cheshire Green is home to a wide range of businesses, including Boughey Distribution, TimCo, TGE Group, Unette, Barnes Distribution, Fabuloso and Rowlinson Timber.

Cheshire Green Industrial Park is located on the A51 in central Cheshire within easy reach of the key towns of Crewe, Chester and Warrington.

With planning permission for nearly 1.5 million sq ft of industrial and distribution uses and open storage land, Cheshire Green Industrial Park offers development plots from two to 20 acres.
