Developer Benjamin Property Company has submitted plans to Manchester City Council for a 154-apartment scheme at the junction of Park Place and Cheetham Hill Road, north of the city centre.

The Stockport-based developer has chosen United Living as the main contractor for the scheme, which has been designed by Hodder+Partners.

The residential accommodation will comprise 2,000 sq ft of commercial space on the ground floor, as well as top-notch shared amenities such as a pocket courtyard and a rooftop terrace.

One Park Place has good connectivity due to its close proximity to Manchester Victoria Railway Station and the well-connected Cheetham Hill Road corridor. The site also sits within the area covered by the Great Ducie Street Strategic Regeneration Framework and is consistent with the ambitions that the council has for the neighbourhood.

The submission follows a public consultation held earlier in the autumn. Feedback identified the importance to local people of the provision of affordable homes within the development. It is proposed that 20% of the apartments are designated as affordable.

Asim Ali, Benjamin Property Company director, said: “We believe that our development could kick-start the regeneration of this area and enable the council to deliver on its ambitions as set out in the Strategic Regeneration Framework.

“I’m pleased to be able to confirm that our development will include 20% affordable homes, as this was identified as important to the respondents to our consultation.

“As a local man, it’s important to me, too, as I understand the need for this type of housing in Manchester. I look forward to Manchester City Council determining our application.”
