Green light for new Ellesmere Port warehouse scheme

A new 55,000 sq ft warehouse scheme, close to the Cheshire Oaks retail park, has been approved by Cheshire West and Chester Council planning committee.

The site, in Ellesmere Port, will be occupied by Silvershaw, a company within the MCR Property Group, on 3.34 acres of land. It will include hard and soft landscaping, a service yard, parking for cars, motorcycles, cycles and trailers, as well as refuse storage areas.

The scheme is suitable for Class E(g)(ii)(iii) (research and development, light industrial); Class B2 (general industrial); or Class B8 (storage/distribution), with ancillary office element (Class E(g)(i)).

It will comprise a steel portal frame with 12m eaves height, six dock-level doors and drive-in doors, as well as 10% roof lights, and will be accessed via a new gated vehicular and pedestrian entrance off Chapterhouse Close.

Mark Diaper, director at Legat Owen, joint marketing agent with Sixteen Real Estate, said the building could be delivered within nine months of an occupier signing a contract for it.

He said: “Following the sale of the site to Silvershaw we have been retained to market the new scheme with Sixteen Real Estate.

“Charter 55 will be located within an already busy and thriving industrial area, very close to the motorway and main road network, and will offer 50,000 sq ft of warehouse with 5,000 sq ft of good quality first floor offices.”

He added: “The ‘build to suit’ scheme in Charterhouse Close, will enable any occupier to have full involvement in the design and build of the building. Although the completed property is available to let, we may consider offers to sell.”

Charles Denby, MCR fund manager on behalf of Silvershaw, said: “Ellesmere Port is an up and coming area that has seen significant investment in local infrastructure and speculative development in the mid and big box market, so we are confident there will be strong interest in the site and have already been speaking to interested parties about it.”
