Picture This puts new residential operator in the property frame

A new residential development business aiming to create 10 communities over the next decade has been launched by Manchester duo, Shannon Conway and Mike Nicholson.

Picture This has a national remit and already has its first joint venture partner and 250 homes in the pipeline.

Shannon Conway said: “We are thrilled to be launching Picture This. We have a clear vision for our business – it is all about supporting the things that matter to people – low carbon design, delivering welcoming age-inclusive homes designed to promote health and happiness, and standing beside local businesses and creatives, bringing community to the fore.”

She added: “We plan to retain and operate Picture This developments, ensuring we are invested in the long term success of the communities we help create.”

Shannon, formerly residential director at BTR property developer Glenbrook, and Mike, who was previously a director at property firm JLL, have 35 years’ combined experience in the urban residential market. They were both colleagues at JLL.

With a background in residential agency, valuation, and property management, Shannon has been a well known figure in the BTR sector since its emergence in the UK in 2013. In her time at Glenbrook, she worked with the team to build a pipeline of more than 4,000 apartments.

Mike has worked across the residential development sector since 2005. Before heading up JLL’s Residential Consultancy team in Manchester he worked in development management, delivering mixed tenure apartment schemes in both the UK and Australia.

He said: “Shannon and I share the same values and vision, and we are looking forward to putting them into action with Picture This.

“We have exciting and ambitious growth plans, so as well as taking the lead on our own sites and opportunities, we are keen to partner with like-minded developers and land owners on larger scale, mixed use developments.”

He added: “We will be able to share more details about the first Picture This community in the next few months as we gear up to making a planning submission later this year.”
