Approval for second phase of Lancashire employment hub to create 1,800 jobs

Phase 2 of a Lancashire employment hub has been approved as part of a plan that will help create up to 1,800 jobs in total.
It follows the completion and letting success as part of Phase I at the hub in Leyland, Preston, by multi-property developer, Caddick Developments.
Phase 2, which was approved by South Ribble Borough Council, will result in a significant employment boost to the area, totalling more than 170 jobs once completed, and establish the site as the North West’s premium ‘mid-box’ logistics and warehousing scheme.
As part of its commitment to building developments that benefit both people and the planet, Caddick Developments has also invested more than £500,000 into improving the circular footpath and cycleway adjacent to the scheme, known as the Leyland Loop.
In addition, Farington Park has benefited from the installation of an outdoor gym, the creation of a seven-acre ecological area featuring extensive planting, and the creation of new habitats for local wildlife.
Caddick Developments has committed to an ESG-driven site specification which includes BREEAM Excellent standards, EPC A, sustainable heating, shower facilities, bike storage, drying rooms, PV enabled roofs, EV charging points, green walking routes throughout the site, and more than 10% biodiversity net gain.
Located on land at the south of the Lancashire Business Park, the design of Farington Park Phase 2 includes four mid-box units, totalling 96,000 sq ft. Situated with direct links to the M6, M65, and M61 motorway networks, the development offers excellent connectivity to the whole of the North West region, and has already received significant interest from local, regional and, national businesses.
This scheme will meet the acute need for high quality industrial and logistics space in the North West, acting as a natural extension to the existing Business Park and providing accommodation for a range of occupiers, whether local businesses looking to grow or new entrants to the area.
Tom Park, Associate Director at Caddick Developments, said: “With its perfect location and high quality design, this development is set to attract businesses regionally and nationally, and in turn provide a welcome boost to local employment, adding another dimension to our now completed Phase I scheme.”
Sam Royle, Partner, Knight Frank, said: “With businesses looking to grow, expand or relocate within and to the Lancashire area and the continued buoyancy in the industrial sector, this can only be great news for the local economy with inward investment and job creation.”
Rob Taylor, Partner, Cushman and Wakefield, said: “The strength of the location is underpinned by the 544,000 sq ft letting of Phase 1 to Victorian Plumbing and we have no doubt that Phase II will be equally as successful.”
This scheme will join an impressive list of high quality logistics developments currently under development and recently delivered by Caddick Group, including Wakefield 515, Knowsley Park, and Moor Park.
