Ten-year lease signed at newly-refurbished office scheme

A newly-refurbished Warrington office block has signed up a consulting and engineering services tenant on a 10-year lease.

RPS is to move to Element, from its current base in Dalton Avenue on Birchwood Park, and take 6,438 sq ft of space.

Bridge Properties acquired Element, formerly Dominion House, in 2021, and undertook a comprehensive refurbishment of the property. The building, which has achieved an EPC A rating, offers 39,707 sq ft of high quality office space across three floors in suites from 2,088 sq ft.

Element includes features such as a new entrance, luxury business lounge, on-site gym, cycle storage and a café, with an outdoor terrace.

RPS, which was advised by Tracy Cooper of Newsteer, is scheduling its move to the building this month, following completion of its fit out, which is being undertaken by Flexible Business Interiors. It will join existing tenants, SFIT, in the building.

Mark Canning, of Canning O’Neill, joint agents for the scheme with Savills, said: “The refurbishment of Element has been to such a high standard that we have received a high level of interest from organisations in the locality and outside of the region.

“The space on the second floor, which includes a mezzanine and roof terrace, is particularly spectacular and sets itself apart from many other offices in the North West.”

Quoting rents start from £21.00 per sq ft, including cars.
