Sefton Council’s arms-length housing developer, Sandway Homes, has launched its latest scheme, a £12m project at Molyneux Gardens, on Buckley Hill Lane, in Netherton.

Covering 3.6 acres, Molyneux Gardens will provide 63 homes, ranging from 50 to 138 sq ft, as either two- to four-bedroom mews, semi-detached or detached houses.

Lin Powell, Managing Director of Sandway Homes, said: “We are proud to announce Molyneux Gardens as we aim to promote the prosperity and growth of the local area. With a focus on quality and community, this development serves as the foundation of future, families and communities.”

Eighteen of the homes will be acquired by Sefton Borough Council, representing the council’s first new housing initiative since 2006.

The remaining 45 homes, ranging from £230,000 to £350,000, will be released in lots, with the first 11 available for prospective buyers to reserve now.

Each home in Molyneux Gardens has a strong EPC rating of B and an electric vehicle charging point as standard. High efficiency boilers, heating systems and energy-efficient designs further contribute to reducing the neighbourhood’s carbon footprint, aligning with Sandway Homes’ commitment to sustainability.

This project has been made possible through collaborative efforts and financial support from key stakeholders. The Liverpool City Region Combined Authority’s allocation of £1.05m, alongside a Supplementary Capital Estimate of £2.2m from Sefton Council, has played a crucial role in the development of Molyneux Gardens.

All profits generated from the property sales within Molyneux Gardens will be paid back to Sefton Council. This ensures that each development is actively contributing to the enrichment and development of the local community.

Powell added: “At Sandway Homes our mission is clear, to enhance lives and raise aspirations, one home at a time.

“Molyneux Gardens is a positive investment for the people of Sefton. Providing much needed homes, this project demonstrates our dedication to creating inclusive communities while prioritising affordability and accessibility.”

Sandway Homes has contracted Drees and Sommer and Challenger Building Services to ensure the successful delivery of the project, creating employment opportunities and apprenticeships within the building sector.
