Letting enables repositioning plan at Cheshire industrial estates

Multi-let industrial property firm, Sandyford Properties, has completed the repositioning of two industrial estates near Chester with the letting of the final unit to MTorres, a global industrial company.

MTorres has taken the 7,250 sq ft unit 1 at Brymau 2 in the last of four lettings following the redevelopment of the Brymau 2 and Brymau 6 estates at Saltney, an established industrial location west of Chester.

The other three units, which total 47,134 sq ft, were let in October 2023 to JP Recycling, Autoglass and Inflatabubble.

MTorres designs, and manufactures automation equipment principally in the aerospace – it manufactures aircraft wings and is a major supplier to Airbus – and paper processing sectors.

The Brymau 2 and 6 estates were previously occupied by a food manufacturer, The English Provender Company, and, after it left, were subject to significant reinstatement and refurbishment to return the site to its original multi-let industrial use.

The Brymau estates are located on River Lane in Saltney and were acquired by Sandyford from Brymau Estates in March 2021.

In total, the acquisition gave Sandyford four industrial estates and two flexible workspace sites, totalling 230,000 sq ft, and expanded Sandyford’s geographical exposure beyond Staffordshire.

Paul Brindley, managing director of Sandyford Properties, said: “Our significant asset management plan over the last 18 months has been very successful.

“The two estates have been fully refurbished and repositioned and now have a strong and varied tenant line-up which has added significant value.

“The total rent is now 44% higher than when we acquired them and the lease period has increased from less than one year to 8.5 years.”
