Plans for 826 new homes in Crewe have been approved by Cheshire East Council’s Strategic Planning Board.

Vistry Group and Bloor Homes will deliver the new housing scheme in Leighton West, Crewe.

The site, which received outline planning permission in 2020, was approved in four reserved matters applications for eight parcels of residential land.

The plans include 84 affordable houses and 12ha of land for enhanced green infrastructure and landscaping.

These new public spaces will include allotments, community orchards, footpaths, cycleways, formal and informal play spaces, outdoor gyms and green corridors.

The development will also contribute £5.6m to improving local community services and facilities, including:

• Fully serviced and level site for a primary school

• Additional £708,850 financial contribution towards the costs of providing the school

• £212,500 towards improving cycle links around the site to Leighton Hospital

• £4,526,500 towards highways improvement works

• £5,000 towards the council’s costs of monitoring the Travel Plan for the development

• £149,500 towards sports facilities provisions in the wider area

• £86,000 towards the NHS

Vistry and Bloor anticipate a start on site in spring 2025 with the first dwellings being occupied by early 2026.

Joe Turner, Managing Director of Vistry Manchester & Cheshire East, said: “We’re really excited that this development has been given the go ahead following approval of the detailed plans by Cheshire East.

“We’re pleased to be working alongside Bloor Homes to deliver homes in this growing area that will give local people a range of housing choices.”

He added: “The additional contributions brought about by this development will help to create a thriving community in the north west corner of Crewe, benefiting the wider area for future generations to come.”

James Clark, Regional Managing Director of Bloor Homes, said: ”These reserved matters approvals will allow us, together with our delivery partners Vistry, to deliver the much needed homes on this important strategic site.

“The site at Leighton West is one of the largest site allocations in Cheshire East’s Local Plan and will offer considerable benefits to the local community.”

He added: “The positive resolution by Cheshire East’s Strategic Planning Board represents a real milestone for Bloor Homes after many years of work and we look forward to commencing development in the near future and start delivering the high quality homes so desperately needed.”
