Homes England’s three-way deal for 84-acre site will lead to 600 new Cheshire homes

The sale of a large parcel of development land to Homes England has paved the way for a substantial residential development in south east Warrington.
The 83.69-acre land deal extends the Government’s housing and regeneration agency’s largest single land holding allocated for housing in northern England.
The c.600 dwellings on this site will form part of the wider new South East Warrington urban extension of 4,200 homes which will include 30% affordable housing, new schools, a health centre, retail facilities and community uses.
The land was acquired from three private landowners who were represented by Roger Hannah.
Savills acted on behalf of Homes England throughout the acquisition.
Following the next stages of the planning process, the site will deliver a range of housing types and tenures over the coming years.
Adam Mirley, director in the Savills Manchester-based development team, said: “A lot of hard work has gone into this acquisition, which enables Homes England to extend its control of this key site – their largest single land holding allocated for housing in the north.
“Work continues now as we support the production of the development framework and delivery plan to ensure that new homes can start to be delivered as soon as possible.”
Alison Crofton, chief property officer at Homes England, said: “This acquisition is the culmination of focused work by the team and represents a brilliant place opportunity.
“This is a clear example of Homes England’s unique role to enable, deliver and demonstrate effective placemaking at scale.”
She added: “We negotiated with multiple stakeholders to successfully complete this acquisition, alongside ongoing local community engagement.
“We’re looking forward to progressing to the next stage of planning and seeing a new community being delivered.”
