Boilerhouse scrubbed up at Soapworks

THE first phase of Carlyle Group’s 400,000 sq ft Soapworks scheme at Ordsall, near Salford, has been completed.

The Boilerhouse is a 20,000 sq ft contemporary office building built in an old boilerhouse at the former Colgate Palmolive factory close to Exchange Quay tram station in Ordsall.

The building was stripped back to its concrete frame and has been converted into four floors of offices with an external balcony on the top floor.
Carlyle Group has funded the scheme. It is being developed by Nikal and Abstract Securities.

Ben Du Boulay, director at The Carlyle Group, said: “We are very pleased to have completed the first phase of redevelopment at Soapworks.

“The Boilerhouse offers occupiers high quality contemporary office accommodation in a great location, only about 5 minutes from the centre of Manchester.

“It is already attracting a great deal of interest, especially from businesses who want to be situated within the vibrant MediaCity area, at a really competitive price.”

Eventual plans for Soapworks encompass 400,000 sq ft of redeveloped office, retail and leisure space with 1,2000 onsite car parking spaces.

Joint agents for the scheme are Canning O’Neil and Jones Lang LaSalle.
