Patrick Properties to refurb Bow Chambers

PATRICK Properties has appointed Trafford-based constractor Russells Construction to undertake a £700,000 refurbishment of the 16,500 sq ft Bow Chambers office building in Manchester city centre.

The company bought Bow Chambers, which is on the corner of Cross St and Tib St, in July 2010 for £2.35m. The building contains 6,406 sq ft of retail at ground level let to Subway, Cafe Nero and Leoni’s restaurant as well as 10,000 sq ft of office accommodation, which is part-let to property consultancy firm Eddisons. Patrick Properties also uses the building for its own headquarters.

Managing director Andrew Dickman said: “We were very keen to start work on this project, which will see the complete refurbishment of the common areas as well as three floors of offices to a Grade A standard, with floorplates of 2,500 sq ft. Work has now started with a view to it being completed by March.”

Alex Russell of joint letting agents CBRE said: “We are eagerly awaiting the completion of Bow Chambers when we can bring the newly refurbished building to the market. 

“For the last two years, lettings of sub-5,000 sq ft have dominated the take up figures and we anticipate that, owing to the prominent location of this listed landmark building in the city’s prime core, it will appeal to a strong market where demand for this type of accommodation is high.”
