Business space operator buys half of Speke scheme

A NEW 160,000 sq ft business centre is to be built at the Estuary Banks development in Speke after operator BusinessFirst agreed a £2.4m deal for half of the space.

BusinessFirst has signed a deal with joint venture partners Barnfield Construction and Capital & Centric plc to bu 80,000 sq ft of the 160,000 sq ft development. It is paying around £60 per sq ft for the space, which will be fitted out with office, storage and archiving space.

Work on Estuary Banks began speculatively last year, although the project has received £2.54m of European Regional Development Fund money as it is expected to bring jobs to the area once complete.

Estuary Banks on the Estuary Commerce Park near Liverpool John Lennon Airport and is scheduled to complete in August. It will contain four units each measuring 20,000 sq ft on the ground floor with a further four units above.

The space has been built to accommodate either office, R&D, light industrial or warehouse use and has been built to BREEAM ‘Excellent’ standard.

Capital & Centric director Tim Heatley said: “Business First has previously been successful elsewhere in south Liverpool and we’re pleased to be in a position to offer it further growth space at the right time.”

Sir Howard Bernstein, deputy chair of the North West European Regional Development Fund Local Management Committee, said:  “This deal is great news for the south Liverpool area and the wider local economy.”

The remaining space is being marketed by Mason Owen and CBRE.
