Approval for Muse’s Stockport Exchange

STOCKPORT Council has approved the second phase of the Muse Developments’ Stockport Exchange scheme close to the town’s railway station.

Outline consent has also been granted to the third and final part of the development that will deliver office buildings on a phased basis over the next five years.

The next stage comprises a 115-bed hotel,  43,000 sq ft of Grade A office space and the creation of a pedestrianised public space opposite the station entrance. Last year the council agreed to partly fund the development with an £18.5m loan.

The authority bought the site, formerly known as Grand Central, in 2011 and appointed Muse Developments to deliver the project. The first phase included highway improvements and a 1,000 space multi-storey car park.
 
Wes Erlam, senior development surveyor at Muse, said: “We’ve already successfully delivered the first phase by way of the new multi-storey car park and gaining outline planning consent for the overall scheme and full permission for phase two is a great achievement.

“We can now focus on the delivery of a Grade A, BREAAM Excellent office building, 115-bed hotel and a high quality public area, which we believe will attract businesses to Stockport, aided by the proximity immediately adjacent to the mainline rail station.”
 
Paul Lawrence, director for place at Stockport Council said: “Stockport Exchange is an integral part of our commitment to invest in Stockport’s future, boosting the economy and regenerating the borough. We welcome planning approval and look forward to beginning the Phase Two development.”
 
Work on phase two is expected to start in the autumn. CBRE and DTZ are joint agents for Stockport Exchange and Deloitte has acted as the planning consultant.
