Property briefs: Wigan’s Galleries; Talke 16; Pulse Partnerships

A £60m redevelopment of Wigan town centre has won planning approval.

The proposals, first mooted last November, involve partially demolishing the Galleries Shopping Centre to re-establish the town’s old street pattern.

The shopping centre has 147 units but 63 are empty, giving it an occupancy rate of 58%.

Under the plans the Victorian Makinson Arcade would be preserved and updated, and lend its name to the new area which will be called the Makinson Quarter. The idea is to have fewer, but larger retail units, space for a cinema, gym and restaurants. But the changes will also mean moving Wigan’s market to a site fronting Woodcock Street and Market Street.

COMMERCIAL agent Knight Frank has been appointed as the letting agent for a 190,000 sq ft warehouse close to junction 16 of the M6 in Kidsgrove, near Crewe.

The building, known as Talke 16, is owned by Parabola and asset managed by Caisson.

Parabola is investing in a refurbishment of the property over the next four months, including new cladding, upgraded lighting, and work to ensure the property’s height is uniform throughout.

Rob Taylor, head of Knight Frank’s North West logistics and industrial team, said: “This is a prime distribution location, which is already attracting interest from several potential occupiers. The investment in the building will make it one of the biggest and best sheds available in the region, in particular along the M6 corridor.”

MANCHESTER-based Pulse Partnerships has completed a Morrisons M Local and Dominos Pizza unit in Blackburn, Lancashire.

The 5,000 sqft Royal Retail Park is located on the site of the former Royal Infirmary Hospital.

Pulse has worked with Rossendale-based Condale Construction on the project.

Richard McGawley of Pulse said: “The NW Architects designed scheme was driven by quality and not price and we were fortunate to find in Condale, a contractor who shared this ethos and continually impressed us with their professionalism and quality of workmanship.”

Pulse is marketing the scheme through Nolan Redshaw.
