£75m Adelphi Wharf sells out

THE first phase of a £75m luxury Salford residential scheme has sold out.

Adelphi Wharf – Knight Knox’s 50th development – will be completed over three phases and is based on Adelphi Street on the bank of the River Irwell, within walking distance of Manchester city centre.

Phase one is due for completion in the second quarter of 2017 and will comprise 206 apartments and townhouses, with the entire development totalling 593 units.

Amenities for the 450,000sq ft development are to include secure bicycle storage, an on-site gymnasium, concierge reception area and landscaped gardens. Secure underground parking will also be available.

The development will be let and block managed in its entirety by Fortis Lettings and Management, while Fortis Developments will act as developer for the multi-million pound scheme.

Director of Fortis Kieran Moore said: “Fortis Developments has worked closely with Salford City Council and Urban Vision to ensure that the design and visual impact of Adelphi Wharf complements the area, whilst incorporating modern architecture along the city’s water front.

“A riverside walkway will be created to offer access to the waterfront, allowing residents to enjoy Salford’s surroundings with ease. Adelphi Wharf is an exciting project, so it’s no surprise that the first phase has proven so popular.”

Andy Phillips, commercial director at Knight Knox, said: “2015 is proving to be a very exciting year for Salford, due to significant investment into the city’s regeneration.

“We’re thrilled to be providing the area with high quality residential property and the quick sale of the first phase demonstrates how valuable this investment opportunity is. The recent announcement of a national rise in private housing rental prices has sparked a surge in demand from investors and we’re committed to providing them with premium properties.”
