Property round up: Junction Eco Park; Dovecoat Business Park & more

A 1.5 acre site at Junction Eco Park at Swinton in Salford has been let to trucking company JMA Transport on a five-year lease.

The letting, secured by Ainscough Brothers, is on the 48-acre former Chloride site adjacent to junction 16 of the M60 motorway.

Nolan Redshaw and Davies Harrison are retained agents.

Nolan Redshaw director Paul Nolan said: “Junction Eco Park has attracted another new tenant hot on the heels of Premier Mortars.

“The remaining sites comprise 6.25 acres and 3.5 acres and we can offer open storage, processing and design and build on areas of 0.5 acres upwards with 24 hour security.”

THE largest stand-alone Grade A office building in South Manchester is available to tenants.

Manchester-based Pin Property has appointed joint commercial property consultants Canning O’Neill and Cushman & Wakfield to market the 61,000sq ft property – one of two buildings which make up Dovecote Business Park.

Renamed “One” the building will now undergo complete refurbisment.

Pin commercial and marketing director Imran Younus said: “We purchased this scheme in response to the continued tightening of office supply in South Manchester.

“Having built up a strong portfolio in Warrington, we have been looking for new investment opportunities across the region. Works have commenced on site with completion scheduled for early Summer next year.”

Mark Canning, director of Canning O’Neill, said: “This is a great opportunity for any occupier, particularly in light of the larger enquiries we are receiving for space in this area. The building is excellently located for direct access onto the M60 motorway via Junction 6 and has generous on site car parking. The building is also within walking distance of Sale Water Park Metrolink station.”

The building was acquired from Strathclyde Pension Fund in September.

MANCHESTER-based niche retail and leisure property consultant Cheetham & Mortimer has signed Cau and Pret a Manger to Peel Group’s MediaCityUK where it acts as retained letting agent.

Cau, the restaurant group with a vision inspired by the vibrancy, colour and cultural diversity of Buenos Aires, will be bringing a flavour of the Argentinian capital to MediaCityUK in December on a date to be confirmed.

Pret A Manger will be celebrating the opening of its eighth Manchester shop with a prime 2,250sq ft spot in MediaCityUK, bringing 20 new jobs.

Both CAU and Pret will be located in the Orange building overlooking the gardens. The MediaCityUK deal marks Cau’s 16th UK opening to date and will be the eighth of 2015 following CAU Glasgow which opens this month.

INDEPENDENT North West coffee operator Bean has launched a new venue, Coffee and Cocktails, in No 3 St Paul’s Square, Liverpool.
 
As well as offering ethically sourced coffees, speciality sandwiches and fresh salads throughout the day, the new venue in the heart of the business district will transform in to a vibrant cocktail bar by night.
 
Coffee and Cocktails opened its doors to the public for the first time this week.
 
It is the latest venture for director and co-founder of Bean, Jon Whyte, who operates Bean outlets throughout Liverpool and Manchester.

CHARLES Court, a local shopping parade in the popular Cheshire village of Timperley, has welcomed two new tenants.

Raw Bake Station has taken a food preparation unit at 256B Stockport Road, a ground floor unit providing 350 sq ft, on a 12 month lease at an annual rental of £5,500 per annum.

Unit 6, a ground floor lock-up shop comprising 350 sq ft, has been let to Mohamid Younis a barbers on a six year lease at a rental of £12,500 per annum.

MANAGEMENT company Valor Hospitality Europe has been appointed to manage the first two AC Hotels by Marriott in the UK.

The new AC hotels will be located in Salford Quays and at Birmingham’s ‘Mailbox’, both booming urban locations, which have recently undergone extensive redevelopment and regeneration.

CARFINANCE247 has acquired an additional 10,500sq ft of office space at Albion Mill in Ancoats, Manchester, to house the company’s rapidly growing workforce.

It follows the appointment of an additional 60 employees in the last quarter, taking the total number of people to more than 200.

The company’s total take-up at Ancoats is now 15,000sq ft.

DANIEL Campbell – a graduate surveyor based at Cushman & Wakefield’s Manchester office – has won the People’s Choice prize at the inaugural Lambert Smith Hampton (LSH) Enterprise Award.

The purpose of the award was to “encourage people to come up with fresh ideas to ensure the government’s devolution agenda delivers economic and social benefits for England’s towns and cites.” 

Campbell said: “I heard fairly late on about the award through my co-author for the entry, Peter Carstensen. He knew that it was a subject area that I was particularly passionate about – as was he – and this was an ideal opportunity to put forward some of the ideas that we had been discussing.

“Our entry made recommendations for regional cities in general, but specifically focused on the situation in Manchester. We argued against long term tax reductions for business, but for short term targeted tax breaks for graduates in order to reverse the London brain drain.

“We also made recommendations for reforms to Section 106 payments and better use of the Greater Manchester Pension Fund.”

A LIVERPOOL-based chartered surveyor has won a national award for his achievements in the public sector after beating tough competition from hundreds of other candidates from all over the UK at the 2015 RICS Matrics Young Surveyor of the Year Awards, which took place in London.

Jonathan Lowe, associate at Bilfinger GVA in Liverpool won the Public Sector/Academia category at the annual awards, which recognise and celebrate the most inspirational young surveying professionals – aged 35 and under – in the UK.

STUDENTS in South Lakeland, Cumbria are benefiting from a brand new £400,000 sports pavilion after contractors completed work on the facility at Dallam School.

The new sports pavilion, which is based on Tristram’s playing fields at the school’s Heversham campus, replaces the former facility after it was destroyed by a fire in 2012.

The 3,000sq ft pavilion has been built in memory of the late John Handley, a former governor of Dallam School, and comprises changing rooms, first aid facilities, bathrooms and a kitchen, as well as a social space.

The project has been overseen by Lancaster-based architecture practice Harrison Pitt Architects, while ACE Design and Build built the new pavilion on behalf of Dallam School.

CHESTER-based company, The District Estates, has announced it has completed the sale of unit three at Stamford Court in Altrincham to Creed Communications.

Located off Stamford Street, the employment, communications and direct resourcing specialist has relocated from Wilmslow to take 1,973 sq ft. The latest deal means unit 4 (3,399sq ft) remains available.
