Full house at newly refurbished city centre offices

JOINT venture partners Watch This Space and Roundhouse Properties have completed the refurbishment of 31-33 Princess Street in central Manchester – a building they acquired at the start of this year.

The mixed-use scheme has been fully let prior to completion, with one remaining suite under offer, due to complete imminently.
 
Tenants include award-winning digital market agency Clickoo which has taken 1,700sq ft and salad bar eatery The Street Garden which is opening its second operation, with a base already in Wilmslow.

Watch This Space has also retained a floor launching the UK’s first property co-work space, That Space with pre-lets already lined up, tenants including Falconer Chester Hall Architects, Businesswise Solutions and Carolyn Willitts Studio.

The 7,000sq ft mixed-use building had been vacant and in an uninhabitable condition since September 2013 with the exception of Clarity’s hairdressers which occupied one of two units on the ground floor.

Over the last six months the Grade II-listed building has been taken back to its shell and then re-configured opening up the floor plates the creation of a new reception, bike and shower facilities, and a kitchen in each self-contained unit.

Office letting agents for the scheme are Dan Barnes of Savills and Andrew Rands of JLL and the retail agent Andrew Hynes of Hynes Illingworth.

Quoting rental for offices is £18.50 per sq ft.
