QM signs up for historic building undergoing £7m revamp

A LEGAL costs specialist is the latest deal signed for the historic Liverpool’s Exchange Station, currently undergoing a £7m phased refurbishment.

The deal with QM Legal Costs has been announced by Commercial Estate Group, in partnership with Anglo Scandanavian Estates.

QM will move from 2,500sq ft on the first floor to take approximately 3,000 sq ft on a nine-year lease.

The company will occupy part of the third floor next to global recruitment firm, Randstad Recruitment, which took 2,760sq ft earlier in the year.

The revamp of the iconic 190,000sq ft building is well underway with completion scheduled for the end for the year.

The latest deal means only one 3,000sq ft suite remains available on this floor with additional space ranging from 1,593sq ft sq ft to 11,356sq ft available elsewhere within the building.

Brian Ricketts, partner and head of office agency at Hitchcock Wright & Partners, joint agents for the scheme with Bilfinger GVA, said: “QM Legal Cost’s decision to expand its operations at Exchange Station is a ringing endorsement of the scheme itself.

Built in 1888, the Tithebarn Street building was formerly a Victorian railway station before it was redeveloped by English Estates in 1986. During its ownership the 19th century façade was retained and 190,00sq ft of office accommodation was created in the basement, on the ground floor and five upper floors.  

Exchange Station provides office suites of varying sizes on a site of circa 1.03 hectares (2.54 acres) with basement car parking for 206 cars.

Quoting rent in the office is £15 per sq ft.
