Lettings Latest: Wilmslow’s high street atttracts new boutiques; Restaurateur opens at One Park West and more

RETAIL agent Tushingham Moore has advised Alderley Road Investments, on the lettings of two properties at Alderley Road in Wilmslow. Number 41 has been taken by fashion retailer Joules on a new ten-year lease at an initial rent of £42,000 a year. Number 57 has been let on a five-year lease to Black White Denim at an initial rent of £34,400.
The agent said that the shops would complement the area’s existing fashion offer.

ONE Park West, the residential development at Grosvenor’s Liverpool One scheme, has let one of its commercial units to Italian restaurant Prego.
The restaurant operator is the third commercial tenant tobe announced at the scheme in recent months, following Cafe A-Z and Genesis Wellbeing Clinic. In total, One Park West has nine commercial units and 326 apartments.
Dan Symonds, development executive at One Park West owner Grosvenor, said: “The opening of another high quality lifestyle offering at One Park West is a significant indicator of how far we have come.
“You often find a lot of chain restaurants in the city centre, so Prego was an excellent choice for the building, as it offers something a bit different as an independent restaurant specialising in traditional Italian cooking.
Franco Mercuri, owner, of Prego said: “It has long been an ambition of mine to open a restaurant in the city centre and One Park West seemed an obvious choice as it is located in the heart of Liverpool One, surrounded by fantastic shops, and is always buzzing with people.
“As well as fine dining, we have brought something a bit new to the area – a Josper charcoal oven, imported from Spain, which will offer new fresh tastes to everyone who visits.”

Window maker UKbifold has taken an extra 8,384 sq ft unit at at Heywood Distribution Park. The company, which manufactures and supplies aluminium bi-folding windows and doors, already has two units at the park, and its deal to take a third brings the total amount of space occupied to 33,301 sq ft.
Managing director Frank Tate said: “We have acquired an additional new unit for producing aluminium windows at the popular Heywood Distribution Park, along with new showrooms opened in Milton Keynes and Croydon. Heywood Distribution Park is strategically positioned to key motorway networks that allow us to service the entire UK.”
Jane Leedham, leasing manager at SEGRO, says: “The fact that UKbifold has decided to lease more space at Heywood Distribution Park is testament to the strong relationship that we have developed with our customers.”

Halo Boutique has taken a five-year lease on a property at 46 Lune St in Preston. The firm is paying £17,000 a year on a five-year lease for the property, which has 805 sq ft of ground floor space and 405 sq ft in the basement. Landlord Aviva investors was advised on the deal by Tushingham Moore.

Reflect Developments has announced two deals at Mallory Yard in Mobberley, Cheshire, meaning that the scheme is now 62% let.
Brookfield Interactive Systems has taken a 2,447 sq ft office suite on the first floor of the development. Brookfield, which provides lotteries and gaming products in China, joins architect Squires and Brown which has has relocated from Hale to take a 1,450 sq ft unit on a 125-year lease on the ground floor of Mallory House..
Mallory Yard consists of two Grade A buildings, which can either be bought on a freehold basis or leased. The debelopment is close to Manchester Airport, the M56, Knutsford and Wilmslow.
David Porter, partner of letting agent Knight Frank, said: “With less than 40% of the suites remaining, Reflect is offering excellent terms to fully occupy the scheme.”

MAX Property Group has completed its first letting at Concord Business Park near Manchester Airport since recenlyt purchasing the development.
ThyssenKrupp Elevator, a division of global materials and technology firm ThyssenKrupp, has taken a new 10-year lease on the 10,814 sq ft Caravelle Court building.
It will pay a rent of £15 per sq ft, equating to an annual figure of £162,210, on the property that will become the headquarters for the group’s International Technical Services division.
James Evans, director at letting agents Savills, said: “ThyssenKrupp is a well-established international business that will provide a significant boost to Concord Business Park. The scheme has been extensively refurbished both in terms of the office space and its external landscaped areas, which combined with its strategic location makes it a very strong business destination.”
A further 30,000 sq ft of grade A refurbished accommodation is available at Concord Business Park and the next phase of the development, which involves the refurbishment of Dakota House, will provide a further 40,000 sq ft (3,716 sq m) of space.
