Cheshire Property Expert Shares Mortgage Advice for Retired Housemovers Facing Unique Challenges
A Cheshire-based property expert is offering crucial advice to retired housemovers who wrongly believe that securing a mortgage in later life is out of reach.
With many lenders now more open to lending to older applicants who meet eligibility criteria, securing a mortgage post-retirement is becoming increasingly viable. However, the process can still present unexpected challenges – something experienced first-hand by retirees Richard Guy and Penelope Sanders, both in their early seventies.
After deciding to relocate from the South of England to the North, the couple encountered a series of unforeseen hurdles, including a collapsed property sale, a buy-to-let investment, and the complexities of obtaining a later-life mortgage. But with the guidance of mortgage specialists at the Warrington based mortgage firm UKMC, they were able to overcome the obstacles and settle into their dream home.
“We sold our house in the South of England and planned to rent while searching for the right property up North,” said Richard. “But the buyers of our house ran into difficulties and their sale fell through, putting our own sale at risk. It was a worrying time.”
To salvage the situation, the couple made the unusual decision to purchase the property their buyers were trying to sell – as a rental investment. They intended to let it out while continuing their search for a permanent home. However, after a year of looking, they reconsidered and opted to move into the rental property themselves.
“It needed quite a bit of work, so we knew we’d have to fund renovations to make it suitable,” Richard explained. “That’s when we realised we’d need a residential mortgage – something we weren’t sure was even possible given our age and financial situation.”
Their concerns weren’t unfounded. With only retirement income, and a property title not yet fully registered in their name, the couple faced significant barriers to obtaining a mortgage.
That’s when they turned to UKMC, and mortgage advisor Chris Roberts stepped in.
“Chris took over and immediately relieved so much of the stress,” said Richard. “He researched lenders who would consider our case, managed solicitor communication, and ensured the expedited title registration was sorted.”
Roberts also handled all lender queries, documentation, and provided regular updates without overwhelming them with jargon.
“Chris really understood our circumstances and was fully committed. Having someone like him on our side made a world of difference.”
In just two weeks, the mortgage was approved.
“We were so relieved when the offer came through. We could finally settle into the property and make it our true home,” added Richard.
Advice for Retirees Considering a Mortgage
The case of Richard and Penelope highlights a growing trend – more lenders are willing to work with older borrowers, provided they meet certain conditions. Yet, expert guidance is often key to navigating the process smoothly.
Here, Chris Roberts, from UKMC, shares his advice:
