A 18,784-acre estate in the Great Glen has come to market for\u00a0offers over \u00a317m.<\/p>\n

Galbraith is handling the sale of 100% of the issued share capital of Aberchalder and Glengarry Estates, which include\u00a0farmland, hill ground, forestry, lochs, a wind farm lease, two hydro scheme leases, several residential properties, farm buildings and bothies.<\/p>\n

Rod Christie, a partner with Galbraith, commented: “The sale of Aberchalder and Glengarry Estates offers buyers a wonderful opportunity to acquire a very well managed and profitable business located at the heart of the Scottish Highlands.<\/p>\n

“With a diverse range of income streams, there is also enormous potential to further establish and develop the existing business which includes option agreements to extend two neighbouring wind farms.<\/p>\n

“The company assets include over 18,000 acres of some of the country\u2019s most iconic natural scenery as well as a range of residential properties.”<\/p>\n

The land at Aberchalder and Glengarry rises from approximately 35 metres above sea level adjacent to the Caledonian Canal and the River Oich to approximately 815 metres above sea level at its highest point at Carn Dearg. There is a mix of ploughable and permanent pasture as well as extensive rough hill grazings.<\/p>\n

The sale comprises the landlord\u2019s interest in several income-generating renewable energy schemes including two hydro schemes leases, Glen Buck Hydro and Munerigie Hydro – incorporating Faichem Hydro – which are let under separate leases. Both leases run until 2065.<\/p>\n

Similarly, the 16-turbine Millennium Windfarm is located within the estate boundary. This comprises three leases which are scheduled to expire between 2032 and 2036 and “generating a significant annual income”. Option agreements are in place for further extensions to this and a neighbouring wind farm.<\/p>\n

The four residential properties included within the company assets include: four-bed holiday let Leitir Fearn Farmhouse, two-bed holiday let Calderburn Cottage, the single-bed Leac Cottage, and Grianach House, which was built in 2016 which is occupied by the current estate manager.<\/p>\n","protected":false},"excerpt":{"rendered":"
