First Bristol homes to be built as part of new partnership

Housebuilder Vistry and Bristol’s housing company Goram Homes are launching the first collection of new homes from their partnership.

The One Lockleaze development includes 268 new, high-quality, sustainable homes, from one-bed flats up to four-bed family houses.

There are 121 market sale homes available, along with 147 affordable homes which are a mix of council housing and shared ownership.

One Lockleaze is the first development from Bristol City Council’s housing company Goram Homes and Vistry Group (delivered via Vistry Group’s Countryside Partnerships brand). The development will be built on a brownfield site allocated for residential development in the Bristol Local Plan.

Formerly home to Lockleaze School, the development bridges Lockleaze to the south, the new Cheswick Village to the north and the Grade II Listed Stoke Park to the south east. This historic parkland is connected to the site by a new wildlife meadow and community park, which will form the heart of the new development.

The partnership is committed to creating a low carbon community. All the new homes will be connected to air source heat pumps, meaning the new development will contribute to helping achieve Bristol City Council’s ambitions to be net zero by 2030.

The One Lockleaze scheme was recently awarded Best Residential Development at the Bristol Property awards. The site has also been awarded the Building with Nature Full Award which recognises best practice for quality green infrastructure and developments that will benefit people and the planet.

During construction the two partners are working with City of Bristol College training provider, Partners in Bristol, to run a unique on-site Skills Academy at One Lockleaze. This innovative training centre offers short courses to people over the age of 19, both to help upskill the local community and kickstart careers in the construction industry.

Marc Thompson, regeneration and growth director at Vistry Group and board member for the One Lockleaze, said: “We are hugely proud to be celebrating the launch of One Lockleaze, our first development with Goram Homes. Together we have been able to provide high quality mixed-tenure homes, while also training the next generation of home builders. We look forward to seeing One Lockleaze develop into a thriving community in the months ahead and extending our partnership with Goram Homes as we bring forward more high-quality, affordable homes in great locations across Bristol.”

Stephen Baker, managing director of Goram Homes, said: “One Lockleaze, with its high number of affordable homes, on site skills academy and new park is exactly the type of development Goram Homes is focused on delivering with our partners. This is just the start. Goram Homes will build more than 3,100 homes for Bristol in the coming years, with affordable housing in the numbers our city really needs, and I look forward to welcoming residents into their new homes.”

The One Lockleaze development is one of four major schemes being built by Vistry Group and Goram Homes, with the second, Hengrove Park, located on a former airport site in the south of the city as well as sites on Dovercourt Road and New Fosseway Road.
