Grade II listed villa hits the market with planning for ‘city suites’

A Grade II listed villa with full planning permission for conversion to create a collection of city suites, has been brought to the market by Savills.

Occupying a prime city centre location close to both Exeter University and Exeter College, Walnut House Chambers was originally built in the late 18th century as a residential dwelling. In recent years it served as offices for the Barristers Chambers.

Walnut House Chambers offers approximately 4,960 sq ft of accommodation over three storeys, set within a 0.22 acre site, with landscaped walled gardens, which form part of the original city walls. There are also five parking spaces.

The site is being offered to the market with planning permission and listed building consent to create 14 city suites for HMO (House in Multiple Occupation) use. Within the consented scheme, each suite would feature an en suite ‘pod’ bathroom, along with access to a communal kitchen, living area, and gardens. There is also potential to add a further suite subject to the necessary consents.

Rhiannon Charles is marketing the site on behalf of Savills Development in Exeter. She comments: “The freehold sale of Walnut House Chambers represents a unique opportunity to convert an attractive, centrally located building, either by implementing the consented scheme, or applying for an alternative use, subject to permission.”

Walnut House Chambers is being offered to the market on an unconditional basis for offers in excess of £1.5m. The closing date for the submission of offers is 12 noon on Thursday 5 December 2024.
