A comprehensive restructuring at Acorn Property Group, the company behind the redevelopment of Bristol Zoo Gardens, follows what the company describes as a fundamental breakdown in the relationship between construction costs and house prices.<\/p>\n
The housebuilder, which has been pressing ahead with expansion across the South West, says UK building costs have risen 37% since November 2020 while house prices increased just 19% \u2014 an 18-percentage-point gap that has eroded development margins across the industry.<\/p>\n
The company has completed a management buyout, cut operating costs and reviewed its development portfolio.<\/p>\n
Melanie Omirou, executive group managing director, said: “The market has changed so fundamentally that we have had to reassess almost everything about the way we operate. What makes this period exceptional is that the deterioration in development viability has coincided with a major disruption to the financing arrangements on which our industry, and particularly privately owned developers, have relied.”<\/p>\n
Acorn, which has operated for more than 30 years, says it has been particularly affected because it finances developments through bank borrowing and private investment rather than permanent shareholder equity.<\/p>\n
Changes to private investment fundraising regulations have also disrupted a capital source the business plan depended on, according to the company.<\/p>\n
Regional operations are being reorganised around site-based teams supported by centralised services, reducing fixed overheads while maintaining local expertise.<\/p>\n
The company has moved from conventional offices to site-based teams.<\/p>\n
Developments that no longer meet commercial criteria will not proceed, allowing resources to concentrate on viable opportunities.<\/p>\n
Omirou added: “Our priority is clear: unlock value from existing developments, improve cash generation, concentrate on viable opportunities and establish a funding model suited to the realities of long-term housebuilding. We are not waiting for the market to return to the conditions of five years ago, we are adapting the business to the market as it exists today.”<\/p>\n
Acorn continues to focus on Bristol, Cardiff and the Cotswolds, plus locations in Somerset, Devon, Cornwall, Wiltshire and Gloucestershire.<\/p>\n
The company says its Cornwall region has faced additional pressure from higher stamp duty and taxation changes affecting second home ownership.<\/p>\n
Negotiations with banks and funders have produced arrangements for a number of developments, with further discussions continuing. Acorn said specialist property finance advisers have been engaged to review the development portfolio and explore long-term funding options.<\/p>\n
The management buyout gives the senior team substantial economic ownership and forms part of succession and governance reform.<\/p>\n
Shares in the housebuilding business have been pledged for the benefit of investors.<\/p>\n
The company says slower sales, persistent planning delays, rising finance costs and increased taxation and regulatory requirements have compounded the margin pressures.<\/p>\n
According to the company, the group aims to emerge as a simpler, more focused and financially disciplined housebuilder with sustainable long-term funding.<\/p>\n
Acorn bought the former Bristol Zoo Gardens site in February 2025, exchanging contracts with British Zoological Society.<\/p>\n
Planning consent for the 11.3 acre Clifton site was granted by Bristol City Council in April 2023. The scheme will deliver 196 homes as well as a public park \u2013 opening the site up to free public access for the first time in 189 years.<\/p>\n","protected":false},"excerpt":{"rendered":"
