Industrial estate receives £0.6m makeover in bid to attract new tenants

A Black Country industrial estate has undergone a £0.6m facelift to improve its appeal to potential tenants.

The work has seen six units on the Planetary Industrial Estate in Wednesfield receive a complete refurbishment.

The facelift was overseen by Harris Lamb’s building consultancy team.

Gareth Booker, of the firm’s building department, said: “In light of the ongoing shortage of high quality industrial stock in the Midlands, a number of landlords have recognised the opportunity to overhaul existing, older properties to attract new tenants.

“With that in mind, the landlord instructed us to project manage a high-quality refurbishment at the Planetary Road site prior to placing them on the lettings market.”

The six-month project saw each unit stripped out and then receive a high-spec refit, with warehouse, office, lobby and toilet spaces all modernised, as well as improvements to the exterior of the properties.

“The resulting new-look units were delivered within the allocated time-frame and on budget at a total cost of circa £600,000. This represents a significant investment into the site, and a confidence that it will pay dividends as the high demand for space within the region continues,” added Mr Booker.

The firm said the move was something other landlords and commercial property owners should consider as they looked to try and recruit new tenants.

“Demand remains high and with the lack of new stock available to fulfil it, property that is presented at its best, and can be marketed as being in an ‘as new’ condition is well placed to attract new tenants,” said Mr Booker.

Harris Lamb’s Agency team has been instructed to market the new-look units.
