Site of former care home sold to become…site of new care home

The Warwick Road site

The site of a former care home in Solihull has been sold to developers in an undisclosed deal.

The 1.4-acre site, in Warwick Road, Olton, was owned by Solihull Council and was formerly occupied by the council-owned Brookvale Care Home.

The care home was demolished in 2016, leaving a brownfield development site.

The council has exchanged conditional contracts for the land with Sanders Senior Living following a competitive tender process which attracted strong interest.

Sanders Senior Living is a sister company of Runwood Homes. It will be using the site to build a 77-bed care home, subject to planning consent.

The proceeds of the sale will be used by the council to meet the cost of a new care home in Tanworth Lane in Shirley.

Cushman & Wakefield’s Residential team acted on behalf of the council to conclude the sale of the Warwick Road plot.

Joe Williams, Associate in Cushman & Wakefield’s Residential team said: “The site appealed to a wide range of developers primarily from the residential, retirement living and care sectors.

“The sheer number and quality of bids reflects the strong appetite that currently exists for sites in Solihull and its surrounds.

“The scheme proposed by Sanders Senior Living will deliver more valuable, high quality care facilities for the borough.”
