New HQ for global IT consultancy

Tata Consultancy Services (TCS) is moving to a new regional HQ in Leamington Spa.

The IT consultancy has agreed a ten-year lease at the Aura building at Precision Park, acquired by Canmoor and Tristan Capital Partners’ European Property Investors Special Opportunities Fund in 2019.

The Mumbai headquartered company is consolidating under one roof following its move from Victoria Court and Bishops House in Leamington.

TCS employs 19,000 staff across offices in the UK and Ireland.

TCS has taken a whole floor of the building totalling 21,815 sq ft.

The letting follows Canmoor and the Tristan managed EPISO 4 Fund’s £5m refurbishment of the former Wolseley HQ.

Rob Large, director at Canmoor, said: “Workplaces are coming under increased scrutiny as a result of Covid-19. Aura’s new M&E – resulting in an improved EPC rating of B – internal fresh air supply and the newly landscaped external space make it one of the most attractive and sustainable buildings along the M40 Corridor.”

JLL advised TCS on the letting.

Kelvin Craddock, director – tenant representation, said: “TCS’s relocation to Aura means they can now house their staff on a single floorplate, thereby improving operational efficiency. Staff wellbeing is of upmost importance to the business and the facilities and amenities at Aura ticked a number of boxes, not least access to outdoor space.”

Aura comprises 65,000 sq ft of Grade A space across three floors and is located on the corner of Harrison Way and Tachbrook Road.

Two floors, of 21,805 sq ft and 20,564 sq ft, remain available at the building via joint agents BNP Paribas Real Estate and JLL.
