Developer to add to business park with facility for leading healthcare manufacturer

Work has begun on a design and build property for leading healthcare manufacturer Manx Healthcare at a business park in Warwick as well as a separate unit on the adjacent plot which will be speculatively built.

The news from Clowes Developments comes as work nears completion on the European headquarters for New Zealand-based security specialists, Gallagher.

Paul Shanley at Clowes Developments sealed the deal on the facility for pharmaceutical manufacturer and distributor Manx Healthcare – a purpose-built 26,000sq ft industrial/warehouse facility which will be located on a 1.25acre plot known as 8003.

Laurie Taylor, marketing manager at Manx Healthcare, said: “Our continued growth as a major supplier of essential pharmaceuticals and branded healthcare products within the UK, has meant that we have quickly outgrown our current premises. This investment in a new 26,000 ft state of the art facility at Tournament Fields, with its excellent transport links, provides us with an ideal headquarters to support our continued expansion and development within the UK pharmaceutical marketplace. Having been located in the Warwick area for over 20 years, this move allows us to retain our loyal workforce, whilst also allowing us to further invest in our warehousing operations and increase our storage capabilities.

“All of this will ensure we continue to meet current and future customer demand for high quality, affordable generic and branded medicines.

“We look forward to relocating to Tournament Fields and benefiting from being part of such a highly regarded logistics and distribution hub.”

Adjacent to this plot sits an opportunity for a speculatively built unit covering 19,000sq ft.

TF19 will comprise warehouse/industrial/distribution space, two loading bays and a secure private yard. There will be a 1,100sq ft category A fit out of the open plan office area and staff welfare facilities.

Shaley said: “Tournament Fields is a thriving business park located adjacent to Junction 15 of the M40 motorway, southwest of Warwick town centre. The business park benefits from direct access to the Midlands motorway network and excellent transport links to Warwick and the surrounding areas, which makes efficient business logistics a seamless process.”

Bill Wareing is acting agent on the scheme and said: “As experienced national developers, Clowes have an eye for identifying strategically located business parks opportunities which tick the boxes for their target market. There is a market for quality ‘big sheds’ here in Warwick. Tournament Fields is now an established business park offering local and business from further afield the ideal location to grow and expand their business. Clowes haven’t even started building this unit, but the interest suggests the building will be taken before the build is complete.”

Benniman is the contractor appointed for both builds.
