Trade park completed last year almost at capacity

There have been high levels of interest in opportunities at a Stoke-on-Trent trade park, where just one unit remains following a series of lettings at the site.

Work on Etruria Trade Park, which comprises two terraces of trade counter units ranging from 3,028 to 4,913 sq ft, completed last year.

Harris Lamb was instructed by Stoke on Trent City Council to market the scheme.

Becky Thomas, of Harris Lamb’s Stoke office, said: “We have had a lot of interest in these opportunities, and have just one empty unit remaining at the park as a result of the take-up at the site.

“A combination of location, availability and specification means that over the past year we have let 21,524 sq ft of space at the site, with a further 19,637 sq ft under offer. Etruria Trade Park  is located within the Enterprise Zone and is part of the established Festival Park business district, offering excellent access links by way of its close proximity to the A500.”

“The units have all been constructed with an eaves height of 6m and loading access via an electric roller shutter door, while benefitting from allocated parking and communal loading areas. The site also has four vehicle charging bays to accommodate electric cars,” she added.

There have been a string of lettings at the site, with a range of occupiers including Moto Hub Engineering, The Belgian Beer Company, Small Batch Cocktails, bathroom specialists Robert Pochin and most recently Quality Transport Training and repair and replacement experts Allscreens Nationwide, with leases achieved ranging from five to 10 years.

Four further units are under offer with the new tenants set to take occupation for the new year, leaving just one opportunity, the 3,000 sq ft Unit 9, available to potential occupiers.
