65,000 sq ft retail park completed at former Toys ‘R’ Us site

Horton’s Estate has completed works at a new retail park at Birchley Island in Oldbury.

The former Toys ‘R’ Us site has been transformed into Birchley Island Retail Park, a 65,000 sq ft development which contains a new standalone Tim Hortons drive-thru restaurant and a B&M store.

Altogether, there are four units on the retail park, ranging in size between 2,800 sq ft and 20,750 sq ft.

Hortons’ has constructed two new developments and delivered the subdivision and substantial external refurbishment of the existing retail warehouse to create a further two new units.

Steve Tommy, head of asset management at Hortons’ said: “This is a fantastic destination to work, shop and meet, and promises to create new job opportunities for local people. The park’s prime location close to the motorway junction is clearly attractive to occupiers and we look forward to letting the final available unit.”

An area of the car park has been let to the EV Network where 12 new EV charging points are to be installed.

Canadian coffee chain, Tim Hortons has completed its fit-out of its new drive-thru restaurant and is set to open to the public today (Monday 9th), with B&M expected to open its new store and 5,000 sq ft ancillary garden centre this week.

An existing McDonald’s drive-thru restaurant is remaining open as part of the new scheme.

Just two units remain available for occupation. Unit 3 is a new development of 16,000 sq ft that has been earmarked for leisure use and is currently under offer, while Unit 1 is a retail unit of 20,733 sq ft.

Simon Smith, director of retail and leisure specialist, Wright Silverwood who is marketing the retail park, said: “We are pleased to have been able to deliver a strong line up of retail and leisure users to the site.

“We are in positive discussions with a number of potential tenants for the last remaining unit, which is a large, prominent space suitable for a variety of retail occupiers.”
