Former pub with planning for redevelopment set for auction

A former pub in Rowley Regis is coming up for sale at auction with planning permission already in place for redevelopment as homes.

The Former Cock Inn, at 75 Dudley Road, Rowley Regis, is a freehold residential development opportunity with a guide price of £295,000 plus at Bond Wolfe’s next auction on Thursday 27 October.

Sandwell Council has approved two separate scenarios to redevelop the site into homes.

Colin Totney, land & development surveyor at Bond Wolfe, said: “We are expecting lots of interest from bidders in this property, which offers an ‘oven-ready’ opportunity to redevelop a site into valuable housing in an area where homes are much in demand.

“Builders and developers alike from across the country will be logging on to our livestreamed auction.”

The site has permission for conversion and extension to create three three-bedroomed homes or alternatively to convert and extend the existing pub building to provide nine self-contained flats.

The property sits just off the Dudley Road, beside its junction with Doulton Road, in a predominantly residential location about a mile and a half from Blackheath town centre.

Sandwell Council planners granted permission for the conversion of the pub and a two storey extension to create the three homes in August. A previous plan for two storey side extensions and single storey rear extensions to create the nine flats was given outline permission in May 2021.
