Hybrid plans have been submitted to transform Smallbrook Queensway into a mixed-use development with up to 1750 homes.

The proposal by CEG on behalf of Dooba Investments II will see three buildings of 44, 48 and 56 storeys which could also feature food and drink establishments and a nightclub.

The plans for the redevelopment come further to a planning application which was submitted in 2017 for the creation of a 26-storey residential tower, which spanned the length of Smallbrook Queensway.

Phase 1 of the development, which would be the closest building to the Bullring will accommodate 571 build-to-rent apartments over 48 storeys.

Subsequent phases would result in the creation of the two buildings; one located to the west of Hurst Street will provide 587 apartments, and the second located between Hurst Street and Wrottesley Street will consist of 522 apartments.

An all-electric affair that will incorporate renewable sources to achieve high standards of energy efficiency, SBQ will undoubtedly act as a catalyst for future development and investment in the area, providing a more aesthetic environment.

Developer CEG will bring forward a mix of one, two and three-bedroom homes with the aim of creating a, “high-quality mixed-use neighbourhood in the heart of Birmingham City Centre in a highly accessible and sustainable location”.

CEG also said the project will, “accommodate a mixed and diverse new residential community, with significantly enhanced connectivity and improved pedestrian links in this part of the city centre.

“The proposals also include new bespoke and functional public spaces, amenities, and flexible commercial uses at ground and lower levels, that will help to animate and activate the street scene creating vitality and vibrancy that will provide substantial benefits for the wider area and the prospects of further investment and inclusive growth”.
