Joint venture to develop Staffordshire scheme

A development partnership has began to construct 74 homes along the Ash Bank Road in Werrington, Staffordshire.

The partnership between developer Countryside, affordable housing provider Jigsaw Homes Group and build-to-rent provider Sigma.

The ten-acre Ash Bank Heights development will provide 33 open-market homes for sale, 15 homes for affordable rent, 10 shared ownership homes and 16 homes for private rent just five miles from Stoke-on-Trent.

Ash Bank Heights will benefit from a large flood attenuation area on the south side, providing a children’s play area and a patchwork of green spaces. Additionally, a large parcel of land has been set aside as an ecological zone for native flora and fauna.

The land purchased from Homes England received planning permission in September 2022.

As well as new homes, the local community will benefit from a £192,553 contribution comprising:

  • £139,128 for local sports pitches
  • £46,425 towards community health care
  • £7,000 to encourage more sustainable modes of transport through the local travel plan

Offsite, road safety and sustainable transport improvements will be made on the Ash Bank Road, including a new pedestrian crossing and bus stop improvements.

Garnet Fazackerley, operations director of development at Jigsaw Homes Group, added: “There is a huge demand for quality, affordable homes and we have a strong track record of delivering much-needed homes for rent and shared ownership, as well as supporting local communities. We are pleased to be working in partnership to bring these new homes to the area together with green open spaces.”

Alec Maullin, project manager at Sigma Capital commented: “Our Simple Life build to rent homes come with a fully fitted appliances, a professional landlord service and they’re pet friendly. We’ve seen very high demand for all existing Simple Life sites within Stoke over the last few years, so we’re really pleased to be developing more homes in this area with our partners.”
