Trio of commercial properties added to the market

Three Leamington Spa commercial property investments have come onto the market with Bond Wolfe for prices totalling nearly £2.5m.
 
The neighbouring four-storey properties are at 53 to 53a, 55 and 57 of the Parade, a retail boulevard.
 
Numbers 53 to 53a includes a vacant shop on the ground floor measuring 1,031 sq ft, which could be rented for up to £40,000 per annum, with the upper floors already part-let and producing £22,000 per annum.
 
This freehold property extends to a total of 3,065 sq ft and offers are being sought based on a price of £950,000.
 
Number 55 measures 3,525 sq ft and is fully let to Toni & Guy until December 2027 for £45,000 per annum, with offers sought based on a price of £750,000.
 
And number 57 measures 3,628 sq ft and is fully let to Telefonica (O2) until July 2025 for £48,500 per annum, with offers sought based on a price of £750,000.
 
James Mattin, managing director – agency at Bond Wolfe, explained that the investment opportunities had emerged following its successful sale of a number of other properties in the town.
 
He said: “The market appetite is currently very high for such investment opportunities in sought-after locations let to strong covenants.”
