Automotive engineer secures new Warwickshire base

Stoford, a commercial property developer, has announced the letting of a newly developed manufacturing unit in Warwickshire.

Opus International Products, an automotive engineering and product supply firm, has signed a 10-year lease on a 39,875 sq ft unit at Spa Park, a multi-million-pound business park project in Leamington Spa.

Unit F is part of the nine new buildings at Spa Park, a development between Stoford and a fund managed by BlackRock, offering nearly 500,000 sq ft of office, R&D, production, and distribution spaces.

Each unit has sustainability features, including BREEAM ‘excellent’ rating, EPC ‘A’ rating, and net zero carbon emissions, along with access to outdoor exercise equipment and EV charging facilities.

Opus International Products specialises in providing premium automotive interior, exterior, and body sealing products.

It joins other occupants at Spa Park such as Berry Global, Bladon Micro Turbines, Liberty Commodities Limited, and Martin Sprocket & Gear.

M1 Agency facilitated the deal on behalf of Stoford and BlackRock.

Rob Coles, managing director at Opus International Products, said: “The building specification is perfectly suited to support our expansion plans which include further investment in manufacturing equipment and creation of further job opportunities for the local community. We have shared our relocation plans with our main customers and they are equally delighted to learn that we will be located near their engineering and manufacturing centres.”

Having recently completed the final phase of development at Spa Park, we have a strong interest in the remaining units on the estate.”
