Birmingham office market sees pre-pandemic levels return

Birmingham office take up in the first quarter of 2024 has seen a positive start to the year with 203,385 sq ft taken,

It’s the most amount of space secured in Q1 since before the pandemic with 20 deals completed across a diverse occupier base including education, flex office and media sectors.

In Q1 of 2020 just before the pandemic, 16 deals totalling 338,985 sq ft were transacted, this figure dropped to 49,837 sq ft the year after. 

The BBC’s relocation to the Typhoo Tea Factory in Digbeth was the largest deal of the quarter standing at 84,000 sq ft. 

Stoford, the developer behind the custom-built broadcast centre has begun construction on site. BBC staff are expected to move into The Tea Factory in 2026 and the site, which is set to be the BBC’s most sustainable and flexible centre, will be home to BBC Midlands Today, BBC Radio WM, The Archers, BBC Radio One’s Newsbeat and Asian Network News.

The next largest deal was University College Birmingham taking 44,760 sq ft from Hermes Real Estate at Baskerville House. 

More than 20,000 sq ft has been secured by flexible office provider Runway East and Total Media at Oval Real Estate’s Arca building. 

The ground floor and sixth floor were taken by Runway East for its 10th site across the UK, adding to space in London, Bristol and Brighton, whilst Total Media moved onto the ninth floor.

Oval acquired the former St Phillips Point office building in April 2022 and has renamed the site Arca. £5.5m have been invested since to refurbish the site into 65,000 sq ft of Grade A office space.
