A Midlands-based property firm has finalised the purchase of a building in Worcester city centre and is planning additional investments to improve the site.

EDG Property is now the owner of Marmion House, a property at the intersection of High Street and Copenhagen Street in the heart of the city.

The building’s high street frontage currently hosts retailers Joules and Moss Bros, while Keystones Cocktail Bar, a local venue and is located on the Copenhagen Street side.

EDG has plans to revamp Marmion House, focusing on substantial improvements to the building’s entrance, reception, communal areas, and amenity spaces.

The top three floors are dedicated to office spaces, with tenants including GMP Recruitment, Big Helping, and Boulevard.

EDG also intends to renovate three vacant office suites, which will be available for lease through GJS Dillon by the end of the year.

Neil Edginton, director of EDG Property, said: “The building is already home to some highly regarded tenants. We plan to invest in improving the exterior and upper floor offices of Marmion House and to cement its place in the market as one of the best office buildings in Worcester City Centre.

“There is additional development potential to enhance the property and further diversify the uses, and we have already instructed architects to work on this.”

Andrew Lewis of GJS Dillon said: “Marmion House is in a prime position in Worcester City Centre and with the refurbishment plans EDG has, we believe there will be a strong tenant demand for the available space when we launch. We are immediately marketing a ground-floor retail unit and will be bringing the offices to the market once the refurbishment works are completed in December.”
